Building administration in Buenos Aires with a technical approach.
We manage building communities (consorcios) across Buenos Aires City (CABA) with a civil engineer's technical approach. Expensas (the monthly building fees) with supporting documents for each expense, planned maintenance, on-site checks of completed work, and fees stated in writing. Our building administrator's registration, RPA 18983, is publicly verifiable.
What good building administration should provide
- ↗Clear monthly expense statements, with supporting documents for each expense
- ↗Staff management, with payroll obligations kept current
- ↗Preventive maintenance under a written plan
- ↗Works with comparable quotes and verification
- ↗Owners' assemblies called, documented, and followed up
- ↗Regulatory compliance, insurance and certificates up to date
What a technical approach adds
We combine day-to-day administration with inspections, maintenance planning and on-site checks of completed work. The owners' council has documented assessments and comparable quotes to evaluate priorities and costs.
What our administration includes in the city
Full-service administration covers monthly expense statements with supporting documents for every expense, staff management and payroll obligations, arranging and documenting owners' assemblies, a preventive maintenance plan for each system, and technical oversight of works and contractors. All under a fixed fee stated in writing, with no commissions on purchases or suppliers.
Where we work
We manage buildings across Buenos Aires City and northern Greater Buenos Aires, with our own office at Vedia 4647, Saavedra. Proximity matters: technical walkthroughs are done by the firm's own team, not a subcontractor.
How to get started
The first step is an on-site assessment visit: we inspect the building, review the latest expense statements, and deliver an initial report on its condition and priorities. The owners' council can use it to evaluate options, and owners can decide in an assembly with clear information, whether or not they change administrators.
What to check before hiring
- ↗A valid RPA license, verifiable in the city government's registry
- ↗Documented reporting: ask for a sample expense statement and supporting documents
- ↗A concrete maintenance plan, not promises
- ↗Fees in writing, with no hidden commissions
- ↗The profile of the person in charge: who signs, and with what training
FREQUENTLY ASKED QUESTIONS
How are fees calculated?+
Fees are based on the number of units and the complexity of the building's systems. They are stated in writing before the owners' assembly, with no commissions on purchases or hiring contractors.
Can we request a technical visit before deciding?+
Yes, and it is what we recommend. The on-site assessment visit and the initial report are free of charge, with no commitment to appoint us.
