The RPA is the public registry of building-community (consorcio) administrators kept by the City of Buenos Aires government. Being registered with a valid license is mandatory to administer a building in the city, and anyone can verify it in the official search tool.

The city's search tool accepts either the license number or the surname.

03 / CHANGING ADMINISTRATORS

Changing is simpler than it seems.

Four stages, without disrupting the building's operation. The owners' council coordinates the evaluation of proposals; the owners' assembly decides the appointment. We organize the transition and the document handover.

    A technical visit to the building and a review of the latest expense statements, minutes, and current contracts.

    Proposal

    A report with the condition we found, work plan, fees, and first-year priorities.

  3. STAGE 03THE OWNERS' ASSEMBLY DECIDES

    Owners' assembly

    We help arrange the meeting and present our proposal. If the owners' assembly appoints us, the decision is recorded in the minutes.

How long does the change of administration take?+

From the owners' assembly that appoints us, the first monthly expense statement under our approach goes out within the following month. The document handover is coordinated to be completed within 30 days, subject to the outgoing administration delivering the documentation.

How are fees calculated?+

Fees are based on the number of units and the complexity of the building's systems. They are stated in writing before the owners' assembly, with no commissions on purchases or hiring contractors.

Do you work with newly delivered buildings?+

Yes. That is where the technical profile pays off most: surveying the finishes, warranty follow-up and formal claims to the developer within the deadlines.

How do you oversee contractors?+

Three comparable quotes for any significant job, a written work order and on-site verification before approving payment.

Who handles the building's legal matters?+

Nancy Miranda, attorney and partner, is responsible for legal advice. She is registered with the Buenos Aires City bar association (CPACF), T° 68 F° 936.

What happens with owners in arrears?+

Staged debt management with legal advice: notice, formal demand and, where appropriate, legal action. Decisions follow the building's bylaws and the powers of its governing bodies.

Can we request a technical visit before deciding?+

Yes, and it is what we recommend. The on-site assessment visit and the initial report are free of charge, with no commitment to appoint us.
